I spent a large part of my career in London, leading high-end residential projects with private clients and developers across the UK and internationally. In 2016, I came back to New Zealand and worked alongside a team completing a hotel project in Papua New Guinea, then joined Tailor Inc’s design team to head up and push into new sectors. Following is a brief overview of works that are likely to trigger a Building Consent.

Structural changes - Any work that alters the building’s framework, load‑bearing walls, or foundations.

Fire safety systems - Installing, altering, or removing fire alarms, sprinklers, or evacuation systems.

Plumbing and drainage - Changes to water supply, wastewater, or stormwater systems.

Commercial fitouts - Interior changes (e.g., partitions, ceilings, HVAC systems) if they affect fire safety, accessibility, or compliance with the Building Code.

Extensions or new builds: Any new commercial building or permanent extension to the existing building envelope.

Change of use: If the building’s purpose changes (e.g., warehouse to office, or office to retail), consent is usually required to ensure compliance with safety and accessibility standards.

A resource consent is required whenever your project is not already a permitted activity under the regional plan - particularly for land use changes, subdivision, or activities with environmental or infrastructure impacts. We can undertake a review of the property file, zoning and project proposal to identify any red flags.

1. Project Management

Acting for the Principal, Tailor Inc Project Managers administer contract conditions and perform the roles of Contact Administrator and Independent Certifier - comprehensive project management for NZS3910 and NZS3916 building contracts. The roles can include early-stage project strategy and planning, feasibility, consultant and contractor procurement, design, compliance, cost management, project administration, and full project life cycle services.

2. Retail Project Management

For brands with retail, hospitality, or workplace projects, this PM service focuses on fit-outs rather than full builds. These projects are often multi-site or repetitive in nature, they evolve quickly, and require flexibility, overlapping scheduling, compressed programmes, for strict adherence to trading deadlines, along with landlord and base build coordination.

The Retail PM role is highly dynamic and hands-on, particularly leading up to opening. The Retail Project Manager works closely with the client to support operational readiness while ensuring the contractor’s obligations relating to time, cost, quality, and compliance are effectively managed and documented.

A well-administered works order or small works building contract with agreed special conditions is typically suitable.

3. Tenancy Delivery

Acting for the Landlord, Tailor Inc have developed a proven and user‑friendly system for tenant fit-outs involving tenancy coordination, admin support, and design management. Each discipline plays a role in guiding and managing the tenant and their team through the design and fit-out process, in accordance with the Agreement to Lease and the property Fitout Manual. Our in‑house system is suitable for both established retail centres and new developments, where delivering anywhere from 1 to 100 fit-outs is critical to achieving trade and rent commencement.

Every stage is closely managed, from the introduction to design reviews, landlord approvals, compliance, health & safety, and coordination of base‑build services, landlord works, and interfaces.
