Les Mills is recognised globally as a world-class fitness brand, driven by the goal of becoming the world’s best gyms. To support their growth, Les Mills partnered with Tailor Inc to provide the expertise and leadership needed to manage and optimise their property portfolio. This partnership underpins both new developments and the evolution of existing facilities, including the $40 million redevelopment of their Auckland City flagship.
The Auckland project transformed an existing car park into a state-of-the-art exercise facility, featuring three specialised studios: the world’s largest immersive cycle studio with 100+ bikes and a 20 × 40 m giant screen, a new boxing studio, and a functional training studio. Completed in 2019 with a construction value of $4 million, it expanded the club’s offering and enhanced the member experience. Simultaneously, Tailor Inc delivered seismic strengthening and a full refurbishment of a 4,000 sqm Wellington building, upgrading it from 43% NBS to above 80% NBS while modernising building services.
Tailor Inc led feasibility planning, design, consenting, procurement, value engineering, and construction management for both projects, carefully staging works to keep facilities operational for 8,000+ members. These projects showcase their ability to deliver complex developments in live environments, balancing programme certainty, cost control, and operational continuity while supporting Les Mills’ long-term growth.
