Cain Road

The redevelopment of 7–23 Cain Road, Penrose, sets a new benchmark for sustainable industrial development in Auckland.

TailorInc led the delivery of this 6,000 sqm warehouse and office facility, managing the project from early coordination through construction and completion. The project was delivered in collaboration with Macrennie Construction as the main contractor, with a shared focus on build quality, programme certainty, and sustainability outcomes.

Targeting a6 Green Star rating, sustainability objectives were embedded from the outset and carried through all stages of design and construction. The completed development incorporates low-carbon materials and construction methodologies, on-site solar generation, EV charging infrastructure, and a range of water efficiency initiatives, including rainwater harvesting. The facility has been designed to be flexible and future-ready, supporting long-term tenant performance while reducing operational and environmental impact. Close coordination between the client, consultant team, and Macrennie Construction was critical in translating these objectives into practical, buildable solutions on site.

The completed project demonstrates how strong project leadership and contractor collaboration can successfully deliver ambitious sustainability targets without compromising functionality, programme, or commercial outcomes, resulting in a high-performing industrial asset that reflects a clear commitment to responsible development.
