Twenty years ago, Sylvia Park opened its doors and changed the trajectory of New Zealand retail development.

At the time, it was ambitious in almost every respect. Scale, design, infrastructure and tenant mix all challenged conventional thinking about what a retail destination could be. But perhaps the project’s greatest strength wasn’t what opened in 2006, it was the masterplan that allowed it to keep evolving.

For Tailor Inc, Sylvia Park is more than an industry landmark. It’s part of our own story.

Our directors, Blair Wolfgram, Mike Chapman and Martin Skinner were all involved in the project during its 3 year development. The experience shaped not only our careers, but many of the principles that continue to underpin how we approach projects today.

Looking back, Sylvia Park offers an important reminder that the best developments are never truly complete. Great places evolve.

Over the past two decades, Kiwi Property has demonstrated what thoughtful long-term stewardship looks like. Rather than chasing short-term trends, the precinct has grown through successive stages - responding to changing consumer behaviour, introducing new retail experiences, expanding into complementary uses and continually reinvesting in the customer experience.

There have been moments that called for bold decisions and moments that required patience and restraint. Knowing the difference is what has made Sylvia Park one of NewZealand’s defining commercial property success stories.

Today, it stands as a billion-dollar asset and one of the country’s most important metropolitan destinations. Yet its real achievement isn’t measured by valuation alone. It’s measured by its ability to remain relevant twenty years after opening.

That’s a lesson we think about often.

At Tailor, we work with clients to create places that will perform not just on opening day, but for decades to come. Whether we’re delivering retail, workplace or mixed-use projects, we believe success comes from understanding that buildings and places are part of a much longer story. Markets change. Technology changes. Customer expectations change. Great projects are those that are designed - and managed - to adapt.

As the NZ retail sector continues to evolve, Sylvia Park remains an outstanding example of what can be achieved when a clear long-term vision is matched with innovative design, disciplined execution, continual reinvestment and the confidence to seize opportunities.

Twenty years on, it remains a benchmark for New Zealand commercial property - and a reminder that the most successful places are those that never stop evolving.
