Ocean Beach, Bluff.
The Tailor Inc. team are involved with an exciting new aquaculture and tourism venture under development in Bluff on a 56-hectare site that was once home to New Zealand’s largest freezing works.
The well-known site in Ocean Beach at the gateway to Bluff is being regenerated from a series of abandoned industrial buildings. Our Client’s vision is to be New Zealand’s foremost land-based aquaculture centre of excellence. Tailor Inc. has been there from the beginning. The site was purchased in 2018 and included a disestablished Paua farm operation which has since been reignited with significant investment in the facility and associated seawater infrastructure.
The site’s position on the water’s edge has proved favourable for aquaculture businesses as well as prospective uses as tourism, research, education, food and artisan retail hub at the entrance to Bluff.
The Tailor Inc. team completed the original due diligence on the property, including the financial assessment, sale and purchase contract and existing tenant lease negotiations to de-risk the project for the client. Tailor Inc. continues to provide ongoing lease and development guidance on the site as well as handling site master planning, coastal permit expansions, community stakeholder management.
The proposed development also includes a research and learning centre, restaurant and bar, public tours of the site and artisan retail and workshops. The Tailor Inc. design team have been actively involved in master planning and tenant leasing proposals for industrial, technical coordination of aquaculture tenancy layouts, artisan retail and hospitality space.
